New hotel with conference facilities in Dalmatia - 50 million EUR investment by the Odien Group

A hotel with 150 rooms, a wellness centre and conference facilities is being developed in Kaštela, on a unique stretch of the Dalmatian coast. The opening is expected by the end of 2028.

Kaštela are set to receive their largest tourism investment to date. A major construction site has opened in Kaštel Stari, where the former Zenica seaside resort will be transformed into a new hotel. The investor, Odien Group, plans to invest around EUR 50 million, with completion of the project announced by the end of 2028.

Over the next two years, this ambitious project is set to redefine the image of luxury tourism on the Adriatic and place Kaštela on the map of prestigious Mediterranean destinations. Odien Group owner Michael Saran, who arrived from Prague to visit the construction site, said that with the new Kaštela project Croatia is becoming the most important centre of the group’s new investment drive.

Strong benefits for the community and a major boost for Kaštela’s future development

In the coming years, we are giving priority to investments in Croatia, and I see Kaštela as an exceptionally promising destination. Kaštela is unique for its long coastline and beaches, authentic Mediterranean character, rich architecture and, most importantly, its dynamic local community – qualities that are becoming increasingly rare in the Mediterranean. This project represents the first major hotel investment and the first luxury hotel in Kaštela, and we are delighted to introduce this exceptional destination to a wider international audience. With unique views, several swimming pools, a wellness centre and 150 luxury-category rooms, the hotel will combine the essence of the Mediterranean with modern technological solutions, setting a new standard of elegance in Croatian tourism.

With year-round operations and conference facilities, it will host numerous events, which is particularly important for the tourism development of Kaštela, while also becoming a natural meeting place for local residents over coffee.

One of Central Europe’s most respected investment groups

Odien was founded in 2004 and is headquartered in Prague. It operates in real estate, hospitality, infrastructure and energy through Odien Real Estate, Odien Hotels and Avia Energo. Its largest project to date, Avia City in Prague, spans 66 hectares and is transforming a former industrial zone into one of the Czech Republic’s largest urban development and regeneration projects. Through this project, Prague will gain an integrated, sustainable district with more than 7,000 apartments, three primary schools, one secondary school, five kindergartens, public transport infrastructure, sports and recreational facilities, and extensive green areas.
